PENGARUH STRUKTUR MODAL DAN PROFITABILITAS TERHADAP NILAI PERUSAHAAN PADA SUB SEKTOR PROPERTY DAN REAL ESTATE DI BURSA EFEK INDONESIA PERIODE 2018-2020

Penelitian ini bertujuan untuk 1) mengetahui pengaruh struktur modal terhadap nilai perusahaan pada perusahaan sub sektor Property dan Real Estate di Bursa Efek Indonesia periode 2018-2020, 2) mengetahui pengaruh profitabilitas terhadap nilai perusahaan pada perusahaan sub sektor Property dan Real Estate di Bursa Efek Indonesia periode 2018-2020, 3) mengetahui berpengaruh simultan struktur modal dan profitabilitas terhadap nilai perusahaan pada perusahaan sub sektor Property dan Real Estate di Bursa Efek Indonesia periode 2018-2020.
Metode penelitian yang digunakan adalah metode kuantitatif deskriptif. Teknik analisis data menggunakan statistik deskriptif, uji asumsi klasik, dan uji hipotesis.Sampel dalam penelitian diperoleh menggunakan purposive sampling,berdasarkan kriteria didapatkan 15 perusahaan. Data yang digunakan adalah data sekunder yang diperoleh dari Bursa Efek Indonesia. Analisis data menggunakan IBM SPSS

Hasil pengujian secara parsial menunjukkan hasil bahwa struktur modal dengan variabel debt to equity ratio berpengaruh siginifikan terhadap nilai perusahaan, sedangkan profitabilitas dengan variabel return on equity tidak berpengaruh signifikan terhadap nilai perusahaan. Berdasarkan pengujian secara simultan terdapat pengaruh struktur modal dan profitabilitas terhadap nilai perusahaan.

This study aims to 1) determine the effect of capital structure on firm value in Property and Real Estate sub-sector companies on the Indonesia Stock Exchange for the period 2018-2020, 2) determine the effect of profitability on firm value in Property and Real Estate sub-sector companies on the Indonesia Stock Exchange for the period 2018-2020, 3) knowing the simultaneous effect of capital structure and profitability on firm value in Property and Real Estate sub-sector companies on the Indonesia Stock Exchange for the period 2018-2020.
The research method used is descriptive quantitative method. The data analysis technique used descriptive statistics, classical assumption test, and hypothesis
testing. The sample in this study was obtained using purposive sampling, base on the criteria obtained by 15 companies. The data used is secondary data obtained from the Indonesia Stock Exchange. Data analysis using IBM SPSS Statistics 24.
The partial test results show that the capital structure with the debt to equity ratio variable has a significant effect on firm value, while profitability with the return on equity variable has no significant effect on firm value. Based on simultaneous testing, there is an effect of capital structure and profitability on firm value.
